Job description: Church’s ChickenEmployee Job DescriptionJob Title: Manager, Real Estate ServicesReports To: Senior Director, Domestic Real EstateDepartment: DevelopmentJob Summary:The Manager, Real Estate Services manages the site submittal and approval process for Domestic (franchise and company) site locations under consideration for new restaurant expansion and provides Domestic site selection support as needed to Sr. Director, Real Estate. Responsible for communicating Acceptance/Deferral/Rejection of sites to Franchisee. Manages the new restaurant CapEx process through all phases of approval. Facilitates real estate team’s site approval activities and drives the process.Key Duties/Responsibilities:

• Provide feedback to franchisees and corporate stakeholders on potential real estate sites that meet the brand’s specific criteria, including demographics, traffic patterns, and competitive landscape.
• Collaborate with franchisees during the due diligence processes, being a source of knowledge for site inspections, environmental assessments, and zoning compliance.Provide guidance and support to franchisees on real estate matters, including site selection, lease negotiations, and construction timelines.
• Assist in securing quality sites within assigned trade areas/DMAs.
• Schedule field visits to understand trade area and site alternatives – site rides as needed with Development, Operations, Construction, and Franchisees.
• Prepare quality deals and present sites to Real Estate Committee for consideration.
• Manage the site acceptance process, working closely with internal stakeholders, franchisees, and all relevant parties through the site acceptance life cycle.

• Prepare SAR Packages of proposed new sites utilizing geographic information system (Sitewise) and demographic reports, Google Earth, photographs, and detailed market/site information
• Research current and past years’ sales histories of restaurants in specific DMAs/markets utilizing Sitewise to include in the SAR proformas. Review all SAR/CAPEX proformas submitted for clarity, accuracy, and completeness.
• Research competitors and analyze restaurant performance in the DMA/submarkets/trade areas to include in the SAR/CAPEX packages.
• Manage the preparation for new site review meetings (SAR, CAPEX, SAP to ensure that all packages are ready for visual presentation.
• Provide committee members and all other meeting attendees with a recap of the meeting outcome; update Church’s Global Network Database (CGN) on the meeting outcomes and copies of the approval documents that have been signed by the committee members.
• Issue the appropriate CGN Site Acceptance/Site Rejection letters to the franchisees and copy all appropriate departments.

• Provide written documentation of the clearance status of prospective domestic sites submitted by the RE manager and/or Franchise sales manager. Log the clearance status onto the site submittal database in a timely manner.
• Update the site submittal database as the status of sites approved at SAR and/or CAPEX changes.

• Create and update projects in CGN (Domestic) and upload new restaurant documentation

• Help manage Domestic NRO pipeline reporting. Assure these tools are updated and accurate. Communicate with RFD’s/RFM’s so all updates and changes are captured and reported. Track progress towards NRO plan and report out status to committee members.

Position Requirements (Education, Qualifications, Experience):

• 5-10 years’ experience in Commercial Real Estate; construction knowledge/experience preferred
• BS degree in Real Estate preferred
• Experience in retail real estate development; an emphasis on QSR development preferred
• Current established broker network
• Knowledge of Sitewise map generating and reporting
• Microsoft Office, Excel and Word
• Proficiency in PowerPoint required.
• Strong oral and written communication skills
• Must be an excellent problem solver with strong organization and prioritization skills
• Willingness to learn, contribute to the team, and maintain a positive attitude
• Must be able to interface with franchisees and internal stakeholders alike
