No relocation is offeredOverall Purpose: Strategically manage real estate portfolio planning, design, and operations, ensuring optimal asset management, infrastructure reliability, and alignment with organizational goals to enhance productivity and control costs.Key Roles and Responsibilities: Typical tasks may include, but are not limited to, the following:

• Strategic Planning and Market Analysis: Develop and implement real estate strategies aligned with organizational goals; analyze market trends and competitor activities to inform decision-making.
• Financial Management and Budget Control: Develop and manage budgets to ensure cost-effective operations, conduct financial modeling, and perform complex economic analyses to justify expenditures.
• Negotiation and Compliance: Lead negotiations for property acquisitions, sales, and leases, ensure regulatory compliance, and maintain stakeholder relationships.
• Team Leadership and Coordination: Engage and direct the work of external consultants and collaborate with cross-functional teams such as finance, legal, and operations.
• Other Duties as Assigned: Respond to emergency situations, manage operational aspects including hazardous materials oversight, stay updated on market trends, drive property innovations, and perform tasks supporting the organization’s objectives while ensuring compliance with industry standards and regulations. May have 24/7 responsibility to respond to emergent situations.

Job Contribution: An experienced professional, recognized as an expert, creatively resolving complex issues with broad and in-depth knowledge. Leads significant projects with strategic autonomy, influencing executive decisions. Mentors less experienced staff, implements long-term plans impacting the organization, and frequently collaborates with senior leadership. Supervisor: NoEnvironmental Requirements: This position may be responsible for contributing to AT&Ts compliance with environmental laws and regulations as applicable to its job function. This may include, but is not limited to, work related to fuel tanks, emergency and stand-by generators, boilers, hazardous waste, hazardous materials, batteries, manholes and vaults, water wells, linear and other construction projects, water discharge, or air emissions.Education/Experience: Bachelor’s degree (BS/BA) desired. 5+ years of related experience.
